Minut is a sensor-based monitoring platform for rental and shared properties, including vacation rentals, aparthotels, student housing and multifamily buildings. It tracks noise, occupancy, smoking, indoor climate, water leaks and security events without cameras or audio recordings, helping operators identify disturbances, enforce policies and manage incidents before they escalate.
The platform pairs hardware sensors, including the M3 sensor, A1 smoke and carbon monoxide alarm, and water leak sensor, with software for real-time alerts, reporting, guest messaging and task management. Features include noise monitoring with custom decibel thresholds, smoking detection, Crowd Detect occupancy signals, indoor climate and mold risk tracking, Home Alarm security, and Call Assist. Tasks can be created manually, from templates, or automatically from schedules and sensor data, with completion tracking and motion-based verification. Minut integrates with property management systems such as Guesty, Hostaway and Hospitable, online travel agencies including Airbnb, smart locks, climate control and custom automations, with API documentation available.
Minut is used by hosts, vacation rental managers, aparthotels, student housing operators and multifamily property teams. Tasks is included with all Minut plans and runs within the Minut app; it can be used without a sensor, though sensor data enables automations and task verification. The company offers an Enterprise option, and hardware is available for purchase alongside the software platform.
